How do renewals and extensions work?
Use Propose renewal on an active or month-to-month lease to open a linked unsigned proposal. This preserves the current tenancy. To extend only the existing agreement's term, use the term-extension amendment instead. New Lease From This creates an independent draft for reuse.
Edit and save the proposed dates, parties, responsibilities, charges and jurisdiction evidence first. Then open Review continuity in the pending-renewal queue or the draft lease details. Compare the parent agreement and proposed terms, open retained materials, choose which are incorporated, kept for reference or not carried forward, and describe which clauses continue or are replaced.
Confirm the existing deposit stays held and the renewal does not extend a guaranty or another person's payment authorization. Internal review leaves an unsigned draft; the new packet still needs its required signatures and issue checks. Any material edit invalidates that review. If the parent changes, explicitly refresh its source and review again; edited proposal amounts and dates are retained.
If original evidence is missing, associate the actual original on the parent lease before reviewing continuity. Uploaded external execution remains an owner-stated record. Declining retains the proposal and does not terminate or convert the original tenancy. A periodic rollover depends on the agreement and applicable law; do not assume every expired lease automatically renews.
