How do I create a lease?

Use the Lease Wizard from the Leases page or from a property. It walks you through tenants, dates, rent, deposits, pets, utilities, rules, and your state's required disclosures.

Review shows the current state source pack, its review date, source links, and any missing facts or documents. Answer each applicable question explicitly and choose required PDFs from the property’s documents. Local requirements and listed limitations still need attention; the result is not a certification of every applicable law.

For separate tenant responsibilities, review every applicable extra charge and tenant-paid utility in the final responsibility schedule. Choose equal shares, specific percentages, or full responsibility for that individual item. Classify the exact custom wording as creating no extra monetary obligation or list its specific amount or formula. Link fixed utility costs to their existing recurring charge so they are counted once. Changed amounts, utility terms or parties require another review. These choices do not create fees, change collection settings, waive protected rights or determine who owns a deposit refund.

When editing an unsigned fixed-term draft, choosing month-to-month clears the proposed end date. Review and save the open-ended rent schedule before sending it. An executed agreement requires the appropriate lease-change process instead.

You can save an unfinished draft. When you send it for signatures, the saved supporting PDF selections accompany the packet and the server checks readiness again. Changing the property, unit, or tenant details, or reusing a template or previous lease, clears the earlier fact and document bindings so you can review the new agreement.
