Start free with 2 properties and no credit card. Web plans are Starter at $9/month for 5 properties, Growth at $19/month for 15, and Plus at $49/month for 50. Enterprise is priced individually. A building counts as a property, not as one property per unit.
Investment Analyzer, team access, tenant screening and bank-connected mortgage import require a paid plan. Analyzer search limits and community page limits vary by plan. Screening and online payment processing have separate charges; in-app subscription pricing can differ from web pricing.

Is PropertyFolio free for landlords?
The Free plan includes 2 properties, AI document extraction, lease tools, rent collection, the tenant portal and 1 community page. Paid capabilities and usage limits are shown in the plan comparison. Payment processing and tenant screening charges are separate from the subscription.
Can tenants use the app too?
Yes. Invited tenants have their own web and mobile portal for rent, lease documents, maintenance and messages. They see the records and payment options available to their tenancy.
Does PropertyFolio replace accounting or legal advice?
It organizes income, expenses and tax-report summaries; it is not a full general ledger. Lease tools include state-specific rules and review steps, but local requirements, exceptions and the facts of a tenancy still need appropriate review.
Does the Investment Analyzer guarantee a return?
No. Provider estimates, comparable data and your assumptions support a planning scenario. Review evidence dates, financing, reserves and actual condition. The offer calculator and opportunity rankings are estimates; saved outcome records do not establish accuracy until suitable real outcomes exist.
