How do I track rental income and expenses in the budget spreadsheet?

Each property has a month-by-month budget grid: rent on the income side, and your fixed costs (mortgage, tax, insurance, HOA, maintenance) plus recorded expenses on the cost side, with a net for each month.

The mortgage row is principal and interest only. Anything else your lender collects in escrow appears on its own line - Property Tax, Insurance, Mortgage Insurance, and Other Escrow for items like a PID or MUD assessment - so the rows add up to the payment your lender actually takes.

Each month's mortgage and escrow figures follow the amounts recorded for that month. Mortgage, closing and escrow analysis uploads have a start month and optional end month. An end month corrects the selected range, including both ends, and preserves months outside it. Leave the end blank for Current / ongoing, until the next recorded change. Individual month edits and confirmed property tax or insurance bills still take precedence.

You can edit individual months - adjust a fixed cost for one month, mark rent collected, or add a one-off amount - without affecting the rest of the year.

The grid exports to CSV or Excel, and multi-unit buildings can be viewed per unit.
