How do e-signatures work?
Send for Signatures first opens Review signing packet. Saved supporting PDFs are included automatically; you can add optional PDFs owned by the property and applicable to the unit. Open the proposed agreement and supporting files, then review the complete list before sending invitations. A packet can include at most 20 supporting PDFs.
Each signer reviews the retained agreement version, attachments, and electronic-delivery disclosure on the private invitation, tenant portal, or owner countersign. Open every listed PDF, enter the access code printed in the disclosure, and explicitly choose electronic delivery. That choice does not sign the agreement. The separate signature step requires a typed legal name and acknowledgment of the displayed terms; an optional drawing can accompany it. When signing for another named party, enter your representative title and confirm your authority when requested.
The server records each required party’s own assent to the exact retained version. A primary contact or rent payer cannot sign for other tenants. Agreement execution and any scheduled operational changes depend on the required assent, stated effective dates, and successful processing; an internal review alone applies no changes. Recorded signatures appear in the audit trail. Agreement document history provides retained signature certificates and PDFs. If signatures are recorded but document preparation needs retry, use Retry document preparation; no new signature is needed.
For a guaranty, open Review guaranty in an unsigned agreement’s document history or a saved draft amendment. Name the guarantor and any human representative, select the covered principals, enter the exact obligations, cap, dates and disposition, then preview and open every source PDF before confirming owner review. The review itself is not assent. Required guarantors receive their own signing step; a named entity representative must enter the reviewed human signer’s name and capacity. Guarantor status does not make someone a resident, rent payer, or household contact, and renewal does not silently extend a guaranty.
Use Request paper copy, Withdraw electronic delivery, or Update delivery contact on the signing page when needed. These choices do not undo earlier signatures or change the agreement. Owners can open Delivery requests under a retained version in Agreement document history and record a physical copy delivered by mail or hand delivery. That record does not establish execution; a completed external original is a separate provenance workflow. Delivery requests also shows reminder delivery evidence. Provider acceptance does not prove an inbox receipt or lawful notice service. Unknown or interrupted sends pause automatic retries; check with the party before using the scoped Resend invitation action. Resend invites an unsigned person to the same version. Reissue signing packet starts a fresh version for an unresolved signing round: every required party must choose delivery and sign again, unused old links stop working, and previous retained versions stay in history. Review the confirmation before reissuing.
