How do I change which tenant pays the rent?
On a lease with more than one tenant, open Manage Payments for the lease, or Tenant Management > Tenant Details > Tenant Info. Each current lease has its own rent collection card. The Who pays the rent card shows the current payer; Change payer opens a picker of the tenants who have an account. In single-payer mode, only that payer can pay rent and set up auto-pay; the other tenants can still see the balance and pay one-time bills addressed to them. In split mode, each designated payer pays their own share. The payment designation does not change anyone's responsibility under the lease.
A change is refused while a rent payment is still clearing or a recent payment attempt is open. Wait for it to settle, fail or expire. If the outgoing payer had auto-pay, it is cancelled before the change lands; the new payer must set up their own payments. Both tenants get a notification.
If rent collection is split among co-primaries, Stop splitting lets you pick one payer and retires the remaining unattempted share bills. It is refused while any share is mid-payment. If the initial split question says rent shares are locked after payment setup, Split is disabled but Don't split still lets you choose one payer unless a separate collection or payment block is shown.
Choose a tenant under Who should pay rent? and select Save payer. Keeping the same payer in single-payer mode makes no change to their saved payment setup. Stop splitting is a real change even when you keep the current payer. If the app says retained collection periods need review, use the lease's dated collection review process; the quick payer picker is unavailable.
Unpaid rent, including overdue rent and future rent when due, is collected from the new payer. Completed payments and failed, cancelled, refunded or disputed payment history keep their recorded payer. For a partially paid month, the amount already paid stays with its original payer and only the remaining balance is collected from the new payer. Eligible unpaid late fees linked to that unpaid rent also follow the new payer. A late fee with a payment still clearing must settle or fail before the change. Paid or waived late fees keep their recorded tenant. Deposits, separate utility requests and other bills addressed to a tenant do not move with this rent-payer change.
