How do I record actual outcomes and read forecast accuracy?

Open Observed Outcome in a saved report after you have a sale record, signed lease or completed upfront repair invoice. Enter the observation date, the amounts you actually know and the supporting source description. Leave unknown amounts blank; zero rent or repair cost is valid. Edit Saved Outcome loads the prior entry for changes, and saving replaces that entry.

The comparison uses a forecast captured before the outcome, which later edits and reloads do not rewrite. An observation must be on a later calendar date than that forecast to count as prospective validation. Same-day and backdated observations remain visible but are excluded from accuracy totals.

Each value, rent and repair comparison shows its own eligibility or exclusion reason. Manual value assumptions and forecasts without qualifying source evidence do not enter provider accuracy measures. Upfront repair accuracy only compares the same documented upfront work captured in the forecast, not an age-based reserve or unrelated future maintenance.

Forecast Accuracy on the analyzer home screen shows recorded, eligible and excluded counts, along with mean absolute error in dollars and mean absolute percentage error. These are average error measures, not a confidence score. When the observed amount is zero, its dollar error can be measured but its percentage error cannot.

Outcomes are user-reported and are not independently verified. The measures describe only your eligible recorded properties; a small or selective sample does not establish future accuracy or performance in other markets.
